Terms
The deal, in words you can actually read
These are the terms you are agreeing to when you pay us. They are written to be understood rather than to be impenetrable, because terms nobody can read are how a fixed price quietly stops being fixed.
Last updated 30 October 2026. Applies to work agreed from that date.
1. Who you are dealing with
Consult Optio, a trading name of Vishal Khanna, a sole trader. The address for service is Daniels Farm, Wash Road, Basildon, SS15 4AZ. Contact us at [email protected] or on 07487 808953. In these terms "we" and "us" mean Consult Optio, and "you" means the business buying the website.
These terms apply to design and build work. Domains have their own terms, because registering a name in your own name is a different kind of arrangement.
2. The free design
Before you pay anything, we design a real homepage for your business and send it to you. There is no cost and no obligation attached to it. If you do not want it, say so or say nothing, and that is the end of it.
Until you pay, the design remains ours. That matters in one direction only: you cannot take the free design to somebody else to build. You are free to walk away, and free to go elsewhere, but not to use our work to do it.
Only what we can finish. We take on the number of builds we can complete properly in seven days each, and no more. If the month is full when you approve a design, we will tell you the next start date before taking a payment, not after.
3. What you are buying
A new custom website of an agreed number of pages, designed around your business, built by us, and live on a new domain registered in your name. We build new websites only: we don't move an existing website, domain or email from somewhere else.
| Package | What it includes |
|---|---|
| One page, £375 | A single page, a contact form, click-to-call, Google Business Profile set-up, and twelve months of hosting. |
| Starter, £499 | Up to five pages, a contact form, click-to-call, Google Business Profile set-up, and twelve months of hosting. |
| Complete, £799 | Everything the business needs, built in full: about ten pages (a few more is fine if the business genuinely needs them), the words written for you, Google Business Profile set-up, and twelve months of hosting. |
| Bespoke, from £1,500 | An immersive site: 3D, full-screen video and animation. Priced after a 15-minute call and agreed in writing before we start. Filming, 3D modelling and photography are quoted as separate lines. |
What counts as a page
A page is a distinct address with its own content, such as a homepage, a service page or a contact page. A long page with several sections is one page. Ten near-identical pages with one word changed are not ten pages, and we would talk you out of them anyway.
What is not included
- Writing your content from scratch on the Starter package. We tidy what you send; on Complete we write it.
- Photography. Your phone is usually better than stock images, and we will say so.
- Ongoing search work as a monthly retainer. The search set-up is included and explained; there is no mystery invoice afterwards.
- Paid advertising, social media management, or anything we have not written down.
- An online shop, unless you have bought a Bespoke build that specifies one.
4. Paying
Nothing is taken until you have approved your design. Then you pay either in full, or a deposit with the balance before your site goes live. Which one is agreed with you before the invoice goes out. A deposit comes off the total; it is not an extra.
Payment is by bank transfer to the account on the invoice, using the invoice number as the reference. Invoices are due within seven days unless we agree otherwise. We are not VAT registered, so no VAT is charged and there is none to reclaim.
Bespoke builds are the exception, because they take longer: those are staged, and the stages are agreed in writing before any work starts.
5. The seven days, and what stops the clock
Your site is built within seven days. The seven days start on the later of two events: the day your payment or deposit lands, and the day you send us everything we have asked for. They do not start on the day you first email us. If you paid a deposit, the site goes live once the balance is paid.
The clock pauses when we are waiting on you, and restarts when the waiting ends. That is the only thing that delays a build, which is why we say it plainly rather than burying it.
If we miss the seven days through our own fault, and you have given us everything, we refund £50 of the price. You do not have to ask for it and you do not have to prove anything. We would rather write that down than promise a deadline with nothing behind it.
6. Changes and revisions
Before you approve the design, two rounds of changes are included and cost nothing. That is what the free design stage is for. If it still is not right after two rounds, we will talk honestly about whether to carry on, and nothing is owed if you decide not to.
Once the whole site is built, you see it on your private preview link and get one round of final tweaks before it goes live: wording, prices, photos, anything that is not quite right.
After the site goes live, anything we got wrong is put right free, whenever you spot it. Other changes are charged at £45 an hour in the first twelve months, and from the second year the care plan covers up to thirty minutes of changes a month. We will tell you the likely cost before doing the work, never after.
Changing direction entirely after approval, such as deciding on a different business or a different set of services, is a new build rather than a revision. We would tell you that at the time and agree a price before doing anything.
7. What you give us, and what you get back
Your content
You keep ownership of everything you send us: your words, your photos, your logo. By sending them you confirm you have the right to use them. If you send us an image you found online and the owner comes after it, that is on you, and we will help you replace it.
Your website
Once you have paid in full, the site is yours. The design, the code, the content we wrote for you, all of it. Ask us to hand it over and we will export the whole thing and send it, free, the same week, without asking why.
We keep the right to show the finished site as an example of our work, and to say which business it was built for. If you would rather we did not, tell us and we will not.
What stays ours
The underlying components and systems we build every site from stay ours, in the same way a joiner keeps their tools. It makes no practical difference to you: your site runs perfectly well without us and can be hosted anywhere.
8. Hosting and the care plan
Twelve months of hosting is included in the price. After that it is £15 a month, which covers hosting, backups, security updates and up to thirty minutes of changes a month. The domain is £13 a year, renewed in your name.
Nothing is charged for hosting in the first year. We remind you 30 days before the £15 a month starts, and the same 30 days before each domain renewal. You can stop at any time by emailing us. There is no minimum term and no exit fee.
If you cancel it, the site is still yours. We hand it over and you host it wherever you like. What stops is us maintaining it.
9. Cancelling, refunds and leaving
Before you pay
Nothing to cancel and nothing owed. Walk away at any point.
After you pay, before we build
Tell us within 48 hours of paying, or of paying the deposit, and we refund it in full, no questions. After 48 hours the build has usually started, and we refund whatever has not been done.
After the site is live
The build is complete, so the payment stands. You still own the site and can take it elsewhere for nothing.
If you are buying as a consumer rather than for a business
You have fourteen days to cancel under the Consumer Contracts Regulations 2013. If you ask us to start within that period and we finish, you pay for what was done. Most of our customers are buying for a business and these rights do not apply to them, but we are not going to pretend otherwise if they do apply to you.
If we cancel
We may decline or stop work if what you are asking for is unlawful, if we cannot get the information we need after repeated asking, or if you are abusive to us. In the first two cases we refund what we have not done. We do not take on work we do not think we can deliver, and we will say so before taking any money rather than after.
10. What we are not responsible for
We build the site properly and we stand behind it. There are limits to what anyone can promise, and here are ours.
- Search rankings. We build the site so it can be found and we set up the things that help. Nobody controls Google, and anyone who tells you they can guarantee a position is lying.
- How much work the site brings in. A good website makes it more likely. It cannot make it certain.
- Things outside our control. Outages at our hosting provider, at the domain registry, or at the services your site connects to.
- Losses we could not have seen coming. Our liability is limited to the amount you have paid us. This does not limit liability for death or personal injury caused by negligence, or for fraud, because the law does not allow that and nor should it.
If something goes wrong and it is our fault, tell us. We would rather fix it than argue about a clause.
11. Complaints and the law
Email [email protected] and say what has gone wrong. We aim to reply the same working day and to resolve it inside a week. There is no complaints department, because there is no department: it reaches the person who did the work.
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
If we change these terms, the change applies to new work rather than to work already agreed. The date at the top changes and the old version is available on request.
